In addition, the home is located 5 mins from the Spotsylvania VRE and 10 mins from the Fredericksburg train station. Residence is currently occupied and will not be available for rent until August. Tours expected to take place June/July along with applications. First month's rent and deposit are due at lease signing and rent will be due on the 1st of each month. Rental will be subject to all terms of lease provided by the owner and signed by Tenant. Tenant will need to put all utilities in their name to include water/sewage, gas, electric, etc. No more than two (2) adults (unless otherwise agreed), and three (3) children (unless otherwise agreed) shall occupy the property. The tenant shall use the rented property as a residence only. Property shall not be subleased. Tenant shall maintain the property in a clean and sanitary condition at all times. Tenant shall not do anything on the property that will make voidable, or increase the premium for, Landlord's insurance on the property. RESIDENT agrees to keep grounds clean. All trash cans to be kept on side of or in back of the house. Lawn neatly mowed in a timely manner. No debris, (such as: toys, abandoned automobiles, broken bicycles, broken or unused furniture) or anything that might be considered "Eye-Sore" to the community. RESIDENT agrees to respect the privacy and property of neighbors. Tenant shall not make any alterations to the property or change the locks on the property without the prior written consent of the Landlord. Smoking is not permitted inside the home. Pets are welcomed, however an additional $300 will be added to the security deposit (totaling $2800) in addition to an additional $50/month per pet with prior approval of the OWNER. The terms and conditions of this agreement are subject to future change by OWNER after the expiration of the agreed lease period upon 30-day written notice setting forth such change and delivered to RESIDENT. Any changes are subject to laws in existence at the time of the Notice of Change Of Terms. RESIDENT acknowledges that OWNERS insurance does not cover personal property damage caused by fire, theft, rain, war, acts of God, acts of others, and/or any other causes, nor shall OWNER be held liable for such losses. RESIDENT is hereby advised to obtain their own insurance policy to cover any personal losses.
