    What's special

Rocheport's Popular Katy Trail Bed and Breakfast For Sale by Owner. Perfect turnkey business or a great location to raise a family... or build your trailside business! This B&B, located on 4 lots adjacent to the Katy Trail State Park, has long been a favorite for cyclists traveling on America's longest rails-to-trails project, the Katy Trail State Park. Rocheport, voted "One of America's Coolest Small Towns" is a walkable Missouri River town of 200 people full of great live music venues, art galleries, antique shops, a general store, and GREAT neighbors. Rocheport is located midway between Kansas City and St. Louis on Hwy I-70. Rocheport is a popular weekend getaway location for nearby Columbia, Missouri (15 minutes away), which is home to the University of Missouri-Columbia "Mizzou" Tigers. We experience busy football weekends, homecoming, "Roots and Blues BBQ" weekends and many other events that fill us up in addition to Katy Trail cyclists. More than half of our guests arrive by bike, stay a night or two, and continue on their weeklong Katy Trail ride. Many are also enjoying a daytrip weekend, the local Les Bourgeois Winery, Abigail's Restaurant, and more. Our guests enjoy a self-check in, a fully stocked continental breakfast so they can be on the go early (like bikers like to do), and a comfortable and modernized B&B that serves as a great home away from home. The Katy Boxcar is a favorite with families and groups of couples. It sleeps 6, has its own bathroom, kitchenette, A/C and heavy insulation in walls and ceiling. It stays ice cold on the hottest days of July. The Boxcar enjoyed a complete, floor-up restoration and renovation in 2010. There is also a large Adirondack-style, fully conditioned loft space above the oversized 2-car garage we call the Carriage House. This large space has its own A/C, bathroom, and eating area, and large porch overlooking the Katy Trail. It is also a favorite with families and groups of couples traveling the trail. If you are looking for a turnkey B&B that is up and running, has a loyal following, and enjoys a great location, reputation, and has a bright future - the Katy Trail B&B is for you! All electrical, plumbing, HVAC and other systems have been extensively upgraded and replaced. The yellow house has a new roof. The Boxcar was completely renovated, and includes all new electrical, plumbing, insulation, interior and cypress (waterproof) exterior. New Franklin School District. A short walk to the Missouri River. See more pics at www.katytrailbb.com. Call (573) 698-3903 for more information or search on youtube for “Katy Trail Bed and Breakfast” for several “tour” videos.
