    DUPLEX, 4BR, 1BA. Hardwood floors. All properties are NON-Smoking. Pets are on a case by case basis. Very convenient location. (Other side of duplex is rented.) Central heat/ air (gas), 12 month lease then month to month. **This is one side of a duplex. Zillow does not give you "duplex" as an option. All adults will need to fill out the application, provide 2 forms of ID, proof of income, and pay the application fee ($20). We primarily check: 1) Rental history, 2) Employment/ income, and 3) Credit report 1) There must not be negative rental history. This includes paying rent late multiple times or even once if it was more than two weeks late. (I may consider 1 negative past rental if it's disclosed, not recent, and you've since taken care of the balance.) 2) You must have a steady income that is at least 3 times the rent amount per month. 3) Some negative credit may not hurt you as long as there is some good credit. (NOTE: If you do not have a recent rental history, you must have good credit.) I have several resources I check to gather this information. If you have "skeletons in your closet" I may be able to work with them if they are disclosed. If you do not disclose them and they are discovered, your application will not be approved. Also, a property can only be held up to two weeks with an approved application and deposit/ holding fee. If you are not in a position to pay the deposit/ holding fee now and rent and utility deposits within 2 weeks, you may want to wait and look at a property when you are in that position. NOTE: All units are now NON-SMOKING and we do require renters insurance.
