    Let me start by saying this: the house needs TLC and a lot of it to say the least. If some sweat and elbow grease does not scare you, then please keep reading. We spent a lot of time cleaning the place up, but it has a long way to go yet. It needs someone to put in the time and effort that it deserves. We were also able to get the assessed value lowered, which lowered taxes quite a bit! About the Exterior: The house is located on a large corner lot, with plenty of trees and plant life. The lot is across the street from a school and is only a few blocks from the town center. Not too far from grocery and hardware stores. The front of the house has a nice wrap around porch with an entry door at either end. The side of the house used to have a deck, but that has been removed and will need rebuilt. There is a 1-car garage in the basement, but the lot is big enough that you could build a larger garage to the side The exterior of the house is in rough shape or good condition depending on which side of the house you look at. About 5 years ago, a hail storm did some damage and the roof was replaced along with windows and siding on two sides of the house. The other two sides of the house remain as the old wood siding and windows. Finishing these two sides would be the main cost for the exterior of the house About the Interior: This is where the craftsmanship of the time era really shines. Intricately patterned wood floors, wooden trim work, wooden wainscot, 9 foot ceilings everywhere, etc. For the most part, the interior of the house is solid, but still needs a lot of work. Ultimately it is up to you to determine how much. To help with the project, a lot of materials will be included that were in the house – trim, balusters, etc. The critical issue on the interior is that the house needs a new HVAC system. The old system has been partially removed, which makes this a great time to update the house to a modern forced air system with air conditioning. Additionally, there will be a handful of plumbing repairs and plenty of plaster (wall and ceiling) repairs to complete. Beyond that, it is up to you to complete as you wish. Maybe refinish the wood floors? Paint walls? Update the kitchen? There will be plenty of smaller tasks to keep you busy for a while, so you don’t need to worry about getting bored!
