    1. Both units have the same floor plan and room sizes except that 1009 Jefferson is a little larger because it has an enclosed sunroom that is heated and cooled, which is indoor useable space. 1011 Jefferson has a sliding door that goes to a covered patio that could also be turned into a sunroom. 2. 1009 Jefferson has nice wood-like laminate flooring in the kitchen and both bathrooms. Seller has the same floor coverings that Seller will give to the Buyer of this property. The reason Seller did not install the same flooring in 1011 Jefferson is that the current tenant did not want new flooring so Seller just stored the flooring. 3. Exterior paint in good condition and roof was installed around 2016. Seller is going to try to get the paperwork on the roof. 4. The kitchen has a large pass through opening from the kitchen into the dining room. There is ample kitchen cabinet space and countertops. There is a skylight in both kitchen ceilings. 1011 kitchen has a skylight that is going to be replaced within a couple of weeks. 5. Both units have very nice large 2-car garages. 6. Both units have like new tall toilets and both tubs have shower units. 7. The backyard has a like new fence and the large part of the backyard is shared by both tenants. 1009 has a private fenced in area just outside the back door from the sunroom. 8. Both units have a much larger than you would expect basement. The basement really adds to the value of the duplex because they are so spacious. 9. The tenant in 1011 Jefferson has lived in her unit for five or six years. 10. The tenant that lives in 1009 Jefferson has lived there a couple of years. 11. The Seller maintains the yard and pays the water bill because of the sprinkler system being operated by the owner. The tenants use very little domestic water, only for bathing and laundering. 12. A new sewer line was installed to the alley on Unit 1009 in October of 2022.
