Tenant responsible for management of garbage/trash/recycling bin organization so that pickup services are not violated and non-compliant trash buildup exists. Fees charged to owner for non-compliance of garbage/trash/recycling rules will be added to rent. Tenant is responsible for lawn and grass upkeep around sides, front yard and backyard of property. If tenant is unable or would like owner to manage lawn upkeep, additional $75 fee must be agreed to by tenant for monthly payment along with monthly rent. NO PETS ALLOWED!! Owner/Property Manager will schedule interior & exterior inspection of property quarterly. Any evidence of pets living or being inside the house requires immediate additional monthly fee of $200 for remaining term of lease and is a violation of lease terms. Violation of "No Pets Allowed" rule immediately terminates lease resulting in eviction.
