A wonderful rental close to Downtown Huntsville within the Blossomwood school district to include Blossomwood Elementary, Huntsville Middle and Huntsville High Schools. Location is a one street off California and 2 blocks away from Governors Drive directly in the heart of the city! The house is 3 bedrooms, 2 full baths (one is connected to master bedroom, the other is a hallway bath/shower). Detached backyard work garage for storage only, not large enough for vehicles. The kitchen has been updated with custom cabinets, granite, crown molding and refinished original hardwoods. Stainless steel appliances to include glass cooktop/oven, microwave, dishwasher, refrigerator and a wine cooler. The rental now includes both the washer/dryer in laundry room. Large backyard is completely fenced in for pets (non-refundable fee required for pets). For inside house storage, two of the bedrooms have double deep closets, there is also one hallway closet for the 3rd bedroom and lastly there are lengthy clothing wall-mounted racks in the laundry room for plenty of additional storage. The house currently has a fiber line installed for Google Fiber gig internet, if the renter chooses to utilize the service. The HVAC unit is a gas unit for better efficiency in the cooler months with normal A/C for the warmer months, the new unit was installed in the last few years with annual maintenance completed. House is available as soon as March 1, 2023 for move in, once current renters have moved out and basic maintenance and paint/cosmetics have been completed. Showings are by appointment only to the availability of the current renters living/work schedules. Lease terms 12 or 24 month contracts. Payment preferred electronically through Venmo or Paypal. Cash or personal check (fee if check does not clear bank) are accepted as well. Owner Responsibilities: 1. Quarterly Pest Control provided. 2. General maintenance provided - Air filter replacement, water heater and maintenance check required by owner with notification. Renter Responsibilities: 1. Yard Maintenance - Must be in good standards to the neighborhood, to include grass cutting and no excessive leaves for both front and back yards. This can either be done by the renter or paid by renter through a licensed lawn care service up to the renters discretion. 2. Utilities - To be paid by the renter. Renter to set up account with Huntsville Utilities immediately at lease signing for the property. Non-refundable Fees at signing: 1. Pet fees are $400 for one pet, $500 for two pets due at lease signing; 2 pet maximum with 75lb limit. Any additional circumstances can be discussed with the home owner on a case by case basis prior to signing the lease. Refundable Fees at signing: 1. Security Deposit - Deposit of $2000 to be provided at signature of lease. This does not cover first months due rent.
