Hello, This Posting is for 5 bedroom plus loft FULLY FURNISHED end row house on Capitol Hill available immediately. The house is renovated with hardwood floors, stainless steel appliances, granite countertops, new windows, the whole nine yards. There are three full baths and a washer and dryer included. End row house so there is a ton of light. New solar on the roof. Patio with fire-pit out front. Street parking is easy, and the house comes with one off street parking spot. I lived in the house myself for years fixing it up but now am renting the whole thing out. It would be great for a group of friends or a family (I've had groups of Georgetown Law students here previously as well as young professionals and Hill staff, but open to other groups too). I have put a ton of time, effort, and money turning this into a great house, hopefully you'll like the results. This is not any old group house that is kept up just enough to rent. And it is fully furnished, down to coming with a total of 2 TVs, beds (3 king 3 queen), couches, desks, dressers, some bedding, even a fully outfitted kitchen with all utensils and cookware. There is some room for furniture if you want to bring your own, but nothing would be needed. Each bedroom comes with a bed, dresser, desk, nightstand etc. Everything you'd need in a room. The room sizes vary, but all have a good amount of floor space. All bedrooms have wall to wall carpeting. There is also an additional loft on the top floor with low ceilings that also comes with a bed. The loft has two skylights with exposed brick. There is an eat in kitchen with an island that sits 4, a dining room, and a living room that seats 12 comfortably. Every bedroom along with the kitchen and living room is wired for directv (you would provide your own cable). The house is wired for both FIOS and Comcast Internet. Forced air heat and central air conditioning in all rooms. Area: The house is located in North Capitol Hill (10th and K st), two blocks from the "Atlas District" or the "H st Corridor". In the past several years tons of new bars and restaurants have opened in the area, there is a yoga studio, coffee houses, banks, convenience stores, a joy of motion etc. A lot of exciting things happening in the area, with a new bar/restaurant opening up all the time. The streetcar is also operating down H st. Within 3 blocks there is a pharmacy, convenience store, take out places, restaurants, bars, dry cleaners, barber shop, a Bank of America, and many other conveniences. Within 2/3 of a mile there is a Safeway, Whole foods, Giant, Harris Teater, and an Aldi. To Get here: The house is easily walkable to a metro (closest is NoMa-Gallaudet U metro station, .6 miles or a 12 min walk, Union station is also walkable, .8 miles from hopscotch bridge exit or a 5 min bus ride from the stop at my front door). The streetcar stop is just 2 blocks from the house. There's bus stops all around the area that go to most of the places you'd want to go (direct buses within 2 blocks to downtown by the mall, Chinatown, union station, adams morgan, dupont, the white house, Georgetown, Georgetown Law campus, Eastern Market etc. and I almost always find them more convenient than the metro, but that's possibly just my preference/schedule). I generally recommend looking at wmata.com to figure out how to get to my place via public transportation or how you would commute. There is one off street parking space that comes with the house. For additional parking, street parking remains generally very easy. I allow cats, and if you have a dog that is possible, we would have to discuss further. Utilities are not included, and generally run around $450-650 for the house, depending on the season (that includes, gas, electric, and water). Electric of this is shared with the basement unit, and you can work out cable and internet sharing with them if you wish to save a bit of cash. I just pay utilities every month and send you an email letting you know how much, keeps it easier for you. Solar panels on the roof keep the electric bill very reasonable (the solar power is much cheaper than regular grid power) and its good for the environment! If you do end up living here, I will expect you to take care of the place like it's your own, including being a good neighbor, taking care of the place, doing the yard work etc. I promise I'm a good landlord and take care of things, but I also expect mature tenants who care for my house.
