This cozy fully furnished all inclusive UPSTAIRS UNIT /apartment is in an over 100 year old home. It offers much of the charm and character of the era, with high ceilings, historic trim and hardwood floors. . It is only a 4 min drive, 8-10 min bike ride or 20 minute walk to Savannah's beautiful Historic Forsyth Park, Downtown Business District, Great Coffee and Unique Gift Shops, and Tourist Attractions and is only 3-4 miles from 2 large hospitals in Midtown Savannah- Memorial Health University Hospital, and Candler Hospital. Plus Tybee Island ocean beaches are only 20-25 min drive away. NOTE : I try to take special care to insure a quiet , safe, and enjoyable place. 75 percent of my tenants are travel nurses or medical students or interim job holders. This apartment has a tenant directly below, which means tenant may need to sleep different hours then you would. This is not a place for loud music, loud Tv, gatherings, and such. NOTE: This Apartment is priced for 1 tenant only. Any visitors who will be staying over night must be family and given permission . The amount of days visitor will be staying must be disclosed beforehand and is subject to additional daily or monthly charge of $10.00 per day. Or 200.00 a month. Any other guests or tenant is required to agree to the terms of this agreement, and provide a copy of drivers license , and each would need to sign lease agreement. Apartment Includes : *Lg. bedroom with Queen Sz. bed *Sm bedroom with twin sized bed, * Living room with Sofa bed ( double) , recliner, and other furniture * Sm. Equip Kitchen - refrigerator, microwave, stove top only, air fryer , small convection oven( to be used with safety precautions) , Keurig coffee maker , and about all the kitchen cooking pot and pans, dishes cups and glasses you would need . blender, can opener, wine opener, silverware, etc. Kitchen also is stocked with a variety of condiments , spices, coffee, teas, coffee bar items and snacks. * Bathroom- There is split bathroom set up off the hallway - a claw tub/ shower and sink in one room, and a toilet in another. * Limited Cable / Free Wifi- flat screen TV in living room , and another TV with DVD player with a variety of movies in bedroom. Free WiFi . * Parking is Free on the street but please pay attention to Sweeper Sign -Parking is directly in front of house and on both sides of street on side of the house. Look for signs. (Sweeper signs say no parking on house sides of street on Wednesdays, and no parking across the street on side of house on Tuesdays. ) *You are asked to abide and be considerate about setting the AC to between 74-76 degrees and Heat at 72-74 degrees . If you think this is not going to be cool enough then you can opt to pay another 50.00 a month if AC is at 72 degrees or higher. There are ceiling fans in bedrooms, living room and kitchen. There is a heater for bedroom if needed in winter. If you desire a change to make AC colder or Heater hotter, an additional fee of $50.00 per month is needed. * A Cleaning Service may be accomidated for a fee of $50-$75per Service if requested every 2 weeks, or If requested monthly -fee is $75.00.-$100.00. Cleaning includes switching out towels and bed linens, dusting furniture, cleaning kitchen and bathroom, and sweeping and mopping floors. ($30.00 extra to hand wash a sink full of dishes in upstairs unit.) * There is a claw foot tub with shower . It is vital that curtain stays in the tub at all times and no water is allowed to escape / drip out the tub. It will quickly run down into downstairs kitchen. There is a fully refundable $900.00 deposit. None of this deposit is to be used for rent. If you have fulfilled entire rental terms and dates, including any add on dates that are agreed upon, the place is left the place in good shape with no breakage or damage , and have followed check out instructions , you will receive your deposit within 5 days. If original dates of contract are shortened or tenant is not able stay the entire time, then only $500 of the 900.00 the deposit will NOT be refunded -this $500.00 portion is only refunded if there is a full 30 day written agreement of early departure * Monthly rent payments are to be made on or before 1st day of month. There will be a late fee of 100.00 if not paid by the due date. Water/ sewage and Electricity provided it is normal household use and Air condition is set to over 75 degrees in winter and under 74 in winter. If you need more cool air than an additional $50-75.00 would be in order. Regular use of WiFi is included
