OCCUPANTS: The home is the residence of only the RESIDENT(S) who have signed the lease and their minor children. Guest(s) staying over 15 days without the written consent of OWNER shall be considered a breach of this agreement. ONLY the listed individuals and/or animals, AND NO OTHERS shall occupy the subject residence for more than 15 days unless the expressed written consent of OWNER obtained in advance. UTILITIES: RESIDENT is responsible for water, sewer, electric and trash services.

PETS: Pets listed and approved on application; OWNER must be notified of any additional pets or changes in pets. YARD: RESIDENT agrees not to cause destruction of the yard, including trees, shrubs and grass. Any changes to the yard must be pre-approved by the OWNER; this includes but is not limited to the planting/removal of flowers, bushes, shrubs, trees, etc. The RESIDENT agrees to maintain the yard throughout the term of the lease. If RESIDENT does not meet expectations of OWNER, OWNER will hire out the lawn maintenance at the cost of the RESIDENT with notice of such action.
ALTERATIONS: RESIDENT shall not paint, wallpaper, alter, change or install locks, install antenna or other equipment, screws, fastening devices, large nails, or adhesive materials, place signs, displays, or other exhibits, on or in any portion of the premises without the written consent of the OWNER except as may be provided by law.
PROPERTY MAINTENANCE: RESIDENT shall deposit all garbage and waste in a clean and sanitary manner into the proper receptacles and shall cooperate in keeping the garbage area neat and clean. RESIDENT shall be responsible for disposing of items of such size and nature as are not normally acceptable by the garbage hauler. RESIDENT shall be responsible for keeping the kitchen and bathroom drains free of things that may tend to cause clogging of the drains. RESIDENT shall pay for the cleaning out of any plumbing fixture that may need to be cleared of stoppage and for the expense or damage caused by stopping of waste pipes or overflow from bathtubs, wash basins, or sinks.
