Income 3.5x's the rent required. 1yr employment. Verifiable Income. 1yr rental history. RESIDENT QUALIFYING CRITERIA Thank you for your decision in leasing our residential property. To assist you in making your decision, we are providing the criteria for qualifying as a resident with us. 1. A separate application must be completed, dated, and signed by each applicant and all co-applicants, even if married. All questions must be answered on the application. 2. Applicants may be denied occupancy for the following, but not limited to, reasons: -Falsification of application by any applicant -Incomplete application by any applicant -Insufficient income -Felony convictions -Criminal conviction history of violent or sexual crime committed by an applicant or by other occupants, including children, who plan to live in the residence -Poor credit history of any applicant. (Credit reports are obtained; previous bankruptcy requires an additional security deposit equal to one month's rent.) -Poor rent profile of any applicant. (Rental history will be obtained.) -Rental history of: -Non-payment or frequent late payment -Eviction -Drug use -Poor housekeeping -Poor supervision of children -Unruly or destructive behavior by applicant, applicant's children, or applicant's guests. -Violence to persons or property by applicant, applicant's children, or applicant's guests.
