This is a nice open concept home with very large bedrooms, storm shelter, and plenty of storage. It is located in a small quiet town with a great school system. Located approximately 30 minutes from the Ft. Sill main gate.
Rent:
Payment is due on the 1st of the month, and a 5-day grace period is allowed. Payment may be made either by deposit to our bank or by Venmo.
Late fees of 50.00 will be assessed following the fifth day.
Insurance:
The Tenant will carry liability insurance and provide proof, and it is recommended that the tenant have renter's insurance to cover their belongings. The Landlord will not be responsible for the Tenant's belongings, relocation, or medical expenses following an incident.
Utilities:
Renter(s) will be responsible for all utilities and services, including, but not limited to electricity, water, internet, cable, trash, sewer, and propane for the heater. Renter is also responsible for mowing the lawn.
Smoking:
There shall be no smoking, vaping, or incense burned in the house. A 250.00 cleaning fee will be required if we find evidence of smoking in the home including in the enclosed porch.
Pets:
A 250.00 Non-refundable pet fee is required, which covers up to two pets. A third pet may be added to the lease for a 400 non-refundable deposit. A 20/per pet monthly rental is also required. There is a maximum of 3 pets.
Exotic Pets are not permitted except by written authorization from the landlord.
Tenant must provide proof of vaccination, photo, and proof of liability insurance. There are no breed restrictions.
The Tenant is responsible for any damage done by the animals.
Modifications to Property
Some minor modifications to the property will be allowed. The tenant may paint at their own expense and may hang pictures or TVs without asking. The tenant may be asked to return the walls to their original color prior to leaving the property.
Other modifications may also be made with the permission of the landlord. Any structural, plumbing, electrical, or HVAC modifications must be made by licensed contractors, and no credit for work will be applied to the rent unless the landlord agrees in writing. Any such modification will become a part of the property and may not be removed without the landlords written consent.
Damage to Property
The tenant will be responsible for any damages that the tenant, children, spouses, friends, roommates, or pets cause.
Damage caused by regular wear and tear, natural disaster, or outside force remains the landlord's responsibility. Please report any damage promptly so that the landlord can assess the situation.
Appliances:
Included appliances (replaced if faulty): Refrigerator, Stove/Oven, Water Heater, HVAC, Dishwasher.
Excluded appliances in place (replaced/repaired at digression): Jets on Master Tub, Water Softener, Garbage Disposal, Ceiling Fans, Reverse Osmosis.
Appliances to be removed (Do not use): Hot Tub (filled weight damages porch), Workshop Wood Stove (fire hazard).
Sub-Let:
The tenant may have roommates, but the primary tenant is responsible for the rent regardless of whether or not the roommates pay. The tenant is also responsible for any damages they cause, and for any expenses related to eviction of said roommates if it becomes necessary. If for some reason the roommates remain in the house once the tenant's lease has expired, and we are forced to evict the roommate the tenant will be responsible for the rent while the eviction takes place.
Rent-To-Own
This contract does not allow for Rent-To-Own, however the landlord would consider a Rent-To-Own contract if the tenant is interested.
Hardship:
In the event of a loss of employment or major medical (hospitalization) where the tenant cannot work, a reasonable effort will be made by the landlord to keep the tenant in the home. All rent will still be required, but we will take partial payments (1/2 or greater) while the tenant gets back on their feet (no more than 3 months without landlord written consent) and create a payment plan to recover the remaining rent. It is expected that the tenant will reach out to government and charitable funding sources to make the landlord whole. Termination letters or a note from a licensed medical professional will be required in order to invoke the hardship clause.
Termination:
The Tenant may terminate this lease early with no penalty if the tenant is active-duty military and has orders to a new duty station. The current month's rent will still need to be paid in full.
The Tenant may terminate this lease early at any time with a 30-day written notice. The Tenant will be responsible for all rent for the months they occupy the house, and 50% of the rent for the remainder of the lease.
The Tenant, with written permission of the landlord, may transfer the remainder of the lease to another person, who must sign a new lease. No penalty will be assessed.
The Landlord my terminate the lease following violations of this lease. An Early Termination rate of 100% of the current month's rent, and 50% of any remaining months will apply. The Tenant is responsible for any legal fees incurred by the landlord if eviction is required.
