Application Process:
1) Interested applicants must fill out a short Google Forms questionnaire (free and takes about 5 minutes - I do not collect SSN, run credit, etc). This form must be completed prior to showing. Connect with us here on Zillow with the blue "ask a question" button and we'll send it to you.
2) Next, if you meet our initial criteria, we will connect with you to schedule a showing of the property.
3) Formal application can be completed via Zillow or after showing and will be processed 2-5 business days so you know the decision and can plan accordingly. Application process administered through Zillow or RentPrep.
Initial lease Term: 11-23 months (negotiable depending on approved tenant needs)
Pets: One or two small dogs or cats (40 lbs or less, pending insurance requirement approval) will incur a non-refundable pet fee of $200 per animal due at move-in. No large dogs (hardwood floors recently refinished and small children in neighborhood).
No smoking of any kind. Tenants responsible for lawn maintenance and snow removal. For an additional $120/month during warmer months, landlord will arrange weekly lawn maintenance (mowing, trimming, edging, blowing, fertilizer, leaf cleanup in late fall).
Tenant(s) will be selected based on a combination of the following factors: 1) Identity verification; 2) Judgment & lien search results; 3) Credit report results; 4) Past eviction search results; 5) Criminal background search results; 6) Current and prior residence verification; 7) Verification of previous landlord experiences; 8) Employment verification, if applicable; 9) Income (gross monthly income of 3x rent or greater).
Tenant will be responsible for all utilities.
