TENANT SELECTION POLICY
Thank you for your interest in our rental property. Your screening will entail public and business record reviews and consultations to include the following:
WE REQUIRE VERY GOOD CREDIT: You will be screened for civil judgments, collections, bankruptcy, foreclosures, negative credit, and lack of credit.
COURT RECORDS: We will perform an individualized assessment and will look for
any history that may negatively affect tenancy, such as charges brought against you for drugs, sex offense, theft, robbery, assault, warrants, fraud, evictions, etc. You will also be evaluated on your rental history.
WE REQUIRE VERY GOOD RENTAL HISTORY FOR LAST 12 MONTHS and beyond.
YOU WILL NEED TO PROVE ADEQUATE INCOME TO PAY RENT-EARNINGS NEED TO BE 3 OR MORE TIMES RENTAL AMOUNT WITHOUT EXCESSIVE DEBT. Screening will also be reviewed for false information, omission, or lack of information.
RENTERS INSURANCE WILL BE REQUIRED: $100,000 policy.
NO SMOKING OR VAPING, NO DOGS, PARKING LIMITATIONS unique to property will be provided.
Applicants need to provide: PROOF OF IDENTITY: driver's license required if you drive a car on subject rental property, ID, visa, passport, social security card or green card, PROOF OF INCOME (one month with YTD earnings), if self-employed we need tax
returns for last 2 years, if retired we need copies of deposit slips, investment earnings documentation, social security earnings, bank statements. We do not accept any sort of reusable screening report except directly through Zillow.
