Out the back door views of the Salmon River and surrounding majestic mountains come complete with frequent sightings of elk, deer and bald eagles. Looking out back you would never believe that you are in the middle of town. A private river view porch, numerous large windows facing the canyon and a private trail down to the river make you feel like you are in the middle of the wilderness.
Step out the front door and all of the town necessities you need are less than a 5 minute walk. No need to drive to the grocery store, bank, or post office. They are all within a 1/4 mile of the house. Numerous restaurants are also near-by (within walking distance) in case you want to go out for a night on the town.
Inside the house the large, open kitchen (complete with custom cabinets & full length bar) makes it easy to host friends and family. The high-vaulted ceilings, large river facing widows (and glass doors) and custom river rock wall make you feel like you are outside right on the bank of the river. Open the windows to hear the sound of the river rippling by year-round.
The dishwasher and washer/dryer are only a few years old and the rest of the appliances (fridge, stove, etc) are all in good working condition. Electric heat and a/c keep you warm in the winter and cool in the summer.
The unit comes with three parking space directly in front of the house. One of parking spaces is long enough to support a trailer (boat, small 5th wheel, ATV, etc).
Owner pays water, sewer, trash & internet (shared with downstairs). If tenant wants own private internet that cost is incurred by tenant.
Tenant pays electric. Fee is $125/month
Tenant is responsible for putting out garbage can each week and returning it to proper place after emptied.
No smoking allowed anywhere on premise (inside or outside - fire danger in the canyon).
3 parking spaces (2 car & 1 truck/trailer). The house has relatively close property lines to the parking spaces so tenant needs to park mindfully, close to the house to not leave vehicles parked outside property line.
1-Year lease agreement (May 1, 2026 - May 1, 2027).
Shed adjacent to property (12'x8') is available for exclusive use of tenant.
No subletting or roommates allowed. Tenant is responsible for rent each month paid by the 3rd day of the month for the every month of the contract period. Rent can be paid by cash/check dropped off at the local bank or through Venmo.
Tenant responsible for yard maintenance (sweeping leaves, pulling weeds, picking up random litter, etc) and keeping outside of property clean and tidy. This includes in front of property, behind and hillside where the river trail is located.
There is a downstairs unit (accessed by a separate entrance) that is run as a short term rental. Tenant is requested to be polite and neighborly to all downstairs renters. This includes being quiet in the house from 9pm-8am. No late night parties. The downstairs porch, trail/hill and lower deck are all property of the downstairs rental. Tenant is not allowed to use/access these while the lower unit is occupied. The "upper river trail" (trail adjacent to the property) and upper deck are always available for exclusive use of tenant. The lowest river deck is available as a shared space for both properties.
The laundry room is a "shared" space. The cleaners for the downstairs rental will have access to this isolated room (that can be locked off from rest of house) to be given use of the washer & dryer. Tenant is asked not to use the washer/dryer from 11am-4pm on days the downstairs unit is being cleaned. Also some cleaning/restock supplies (soap, toilet paper, etc) will be stored in this room that are exclusively to be used for downstairs rental (not available for tenant).
There is no yard (green grass) or place for a pet (dog) to run around unleashed. All pet poop must be cleaned up and disposed of immediately. There is a park about 1/4 mile walk away that is a perfect place to exercise a pet.
