Screening criteria for all applicants over the age of 18 in relation to the above include (a) each applicants credit history; (b) criminal history; (c) verifiable income equating to at least 2x monthly rent in accordance with PCC 30.01.086.D.2.a-b for all financially responsible applicants; (d) continuous rental references for the last 12 months. *For reference, reasons to be declined include may include, but are not limited to, recent history of eviction, insufficient income, credit score under 650, unpaid amounts owing to current or previous landlord(s) (undisclosed "cash for keys"), criminal background, high collection balances, negative rental history and, in some circumstances, negative rental references as verified by a past landlord/management company.
