Term of LEASE The term of this lease shall be for one year. No notice to terminate at the end of such fixed term is necessary unless otherwise agreed upon in writing. If the resident retains possession of the premises after the expiration of the fixed lease term with the permission of the owner, both the resident and owner shall continue to be bound by the terms and conditions of this lease on a month-to-month basis. The lease may then be terminated by either party giving 30 days' written notice prior to the end of the rental period. Tenant's Responsibilities The Tenant is responsible for using the premises in a reasonably clean and safe manner. This includes disposing of garbage and waste in a clean, safe, sanitary, and legally compliant manner, as well as using facilities and appliances on the premises reasonably. The Tenant must not disturb any neighbors' peaceful enjoyment of their dwelling unit. Furthermore, the Tenant must promptly notify the landlord if the premises are uninhabitable or could become uninhabitable due to an existing condition. The Tenant shall not knowingly or negligently damage or remove any part of the premises or allow any person within the tenant's control to do so. OUTSIDE MAINTENANCE Resident shall be responsible for the routine care and maintenance of the yard and outside areas as follows: (check those applicable): 1. Raking leaves in the rental space _X_ 2.
