Other notable allowances include: Hunting, Wildlife Management, Leasing, Agriculture, Forestry and Forestry Management, Public Access and Subdivision (one division is allowed along a designated severance line to create a 160+/- acre parcel and a 70+/- acre parcel). Views extend from the upland brow over the Woodcock Gulf and Sequatchie Valley beyond. Woodland habitats flourish under the deciduous Oak / Hickory Forest canopy and vary with elevations ranging from 2240 ft highland plateau to 1640 ft watershed cove. Creek gorges with tumbling water falls, glistening pools and moss-covered stones contain native species such as rhododendron, hemlock, mountain laurel and native azalea. Springtime wildflowers abound with may apple, trillium and lady slippers. Wildlife common to the area is found here including deer, turkey, opossum, raccoon, bob cat and many varieties of local and migrating birds. There are several points of convenient access to the tract from Hobbstown Rd (a public ROW) and from private roadways within FMNR: Roaring Creek Rd, Periwinkle Way and Turkey Trail. The two designated 1 acre home sites (in fixed locations; one on each side of the permitted division) are near Periwinkle Way and Turkey Trail for convenience of construction and installation of utilities. Under the current CE, there are no minimum square footage requirements or architectural control elements regarding the construction of a future residence. If a future owner were to voluntarily choose to join the FMNR HOA it would come with those certain privileges and obligations the HOA affords. The local water utility notifies of a 'temporary pause' on approving water taps due to a repair project with anticipated completion Sept 2026.This tract is appealing to those who value superior land features especially when held in the useful-continuity of a large acreage tract. Further, the perpetual nature of the conservation easement assures its value-continuity as a legacy piece to future generations.
