    Approximately 40 acres of Natural Florida Beauty located in the Plant City Limits with about 550 feet of frontage off of Forbes Rd. This property is zoned Environmental and is unable to be developed with the current zoning. We spoke to the city of Plant City to see if we could have an acre or two rezoned as residential so that a home could be built, and they referred us to the EPC of Hillsborough County due to the large amount of wetlands on site. We met with the EPC and proposed a single-family home to be built along Forbes Road. They advised that the property was platted as an environmental area that looks to be mostly wetlands, and if there were any uplands to be built on, it appears they would be small. They said that a survey would need to be completed (estimated at $10k+) prior to the EPC performing a wetland delineation ($1,420) to determine the limits of the wetlands and that it would be challenging to prove that the wetland impact would meet the necessary requirements to rezone the property. They also stated that no trees can be cleared to create an access road or a camping area, and hunting is not allowed. There is a natural gas pipeline that runs through the middle of the land and can be seen in the aerial view where the trees are cleared. The seller owns approximately 80 acres total, but they are only selling the West 40 acres (MOL) located between the pipeline and Forbes Road. The buyer would be responsible for any fees necessary to survey, rezone, divide, or delineate the property and should exercise their due diligence to ensure that the land will fit their needs prior to placing an offer.
