    Great spot for a potential development or a hobby farm. Close to Chandler and Evansville's East Side. Both tracts are accessed from Gardner Road. The 26.5 acre tract is just west of the Chandler Water Treatment Facility. It has a rolling topography and flattens out on the north (back) side. About 14 acres of the 26.5 acre tract and all of 2.76 acre tract are in the 100-year flood plain. The 2.76 acres are wooded on the “Constitution Court” tract; however, the road ends at the fence of the water treatment plant. The only access is through the 26.5 acre tract and across a ditch. This tract has a high voltage power line that runs through the middle of it. It also has a former CenterPoint Energy substation adjacent to it.
