The location is prime; the serenity of the water and the woods, on a sparsely traveled road but also, direct access to Rte 30 and walking distance to the grocery store. You might choose to have your house site elevated, overlooking the West River and the neighboring horse pasture, or you could build right on Rte 30, or even operate a commercial business on Rte 30. There is no zoning in Townshend. The access up into the land is on Ellen Ware, closer to the Brookline town line. There are trails going uphill to a clearing/campsite that overlooks the River. While most of the land is on the opposite side of the road from the West River, there is a small sliver of land on the River side. This small but mighty sliver means you have 1000 ft of direct access to the water. Currently not in the VT Use Value Program but if you were to enroll, you would enjoy a significant reduction on your taxes.
