283.32-acre (.45 square miles) undeveloped tract of pinon-juniper forest land 15-20 minutes east of Durango, CO. This large tract is centrally located to the communities of Durango-Grandview, Bayfield-Gem Village, and Ignacio (see the "Big picture" map). It is a short 5-mile drive to the Durango-La Plata County Airport, the largest airport in the Four Corners region, and nearly the same distance to Mercy Regional Medical Center (located at Grandview-Three Springs), southwest Colorado's newest and largest hospital. This property has two maintained graveled roads for access, one of which includes a deeded access off La Plata County Road 510. There are buried electrical lines along both these routes. The La Plata-Archuleta Water District, which provides a reliable domestic water supply to rural areas of southeast La Plata County, built its first major water line along C.R. 510, and water taps are currently available for purchase. The property has abundant wildlife with excellent hunting for both mule deer and elk. There are good views of the La Plata Mountains from the property's advantageous high points. Two gas well pads operated by BP America are located on the tract. This mosly undisturbed, old-growth pinon/juniper forested tract is suitable either for development, with the existence of some infrastructure (roads, electrical and available, reliable domestic water), or for remaining a large tract of open space.
This property is off market, which means it's not currently listed for sale or rent on Zillow. This may be different from what's available on other websites or public sources.
