The Slash WY Ranch, located between Cody and Powell, Wyoming, is an irrigated property with multiple potential uses. The ranch has 122.15± acres and is equipped with an 8-tower pivot covering 70 acres. Gated pipe, and ditch and tube to irrigate the rest of the property making it a very efficient farm, focused on ag production. Historically a combination hay farm and cattle ranch, recent developments on the ranch have supported the production of high-quality horse hay, which has been sold into the eastern U.S. equestrian markets. Two large pole barns have been added to the ranch for hay storage, equipment storage, and to provide equestrian facilities, including horse stalls and an indoor riding arena. The first building is 40 x 120 currently with eight stalls 12 x 18 and room for more. The second is 60 x 100 used for hay storage and indoor riding area. An outdoor riding arena and round pen take full advantage of the beautiful, warm summer and fall days. The supply of irrigation water provided by the Heart Mountain Irrigation District supports the production of high-quality hay. A new alfalfa seeding was established in 2021, and it complements the mixed-grass, clover, alfalfa, and sainfoin hay fields. Typically, three cuttings of hay are harvested each year in the area, and alfalfa yields should range between 3-4 tons/acre. A solar well with 3 large water tanks provides water for livestock that is set up for rotational grazing. The ranch offers an updated, comfortable 3-bedroom, one-bath home with 1,456± square feet and easy access to either Cody or Powell.
