We want someone to take over our lease for a 2-bedroom, 1-bath apartment until October 20, 2025. You can renew the lease or leave after that. The apartment is in a prime location near downtown Concord, only a 15-minute walk to the Bay Area Rapid Transit (BART) station. There are lots of good places to eat and do groceries nearby. It is a cozy corner apartment in a condo with an in-unit washer/dryer. Features include two assigned parking spaces (one gated garage, one uncovered carport), a spacious living room with natural light, a functional kitchen with dishwasher and refrigerator, and a bright dining area with extra cabinetry and balcony access. Additional highlights: balcony with storage, in-unit laundry, two bedrooms with safety-enhanced windows, laminated floors, central A/C, and heating. The apartment is conveniently located close to Expressway 242 and Interstate 680, so commuting to any place by car is also fast. The rent includes water, garbage disposal, and HOA fees; the tenant pays PG&E and internet. If interested, please check the criteria below set by the landlord to be a qualifying tenant: 1) Credit and background check is required including Nationwide Eviction Report 2) Minimum credit score is 680. 3) Proof of income for the last 2 months. Qualified monthly gross income is 2.5 times of the monthly rent, which means a minimum monthly income of $5,475 ($65,700 annually). 4) Most recent 2-month bank statements with a minimum balance of (security deposit + 2 month rent), which is $6,570.00. 5) Guarantors (Co-signors) are acceptable but will be subject to the same qualifying criteria listed above. 6) No pets. No smoking. Although "No pets" is part of the qualifying criteria, please note that under California law, landlords cannot deny housing to applicants with officially certified service animals.
