Tenant Monthly Recurring Charges: * Advertised Rent; and * All Utilities (utilities vary by property and tenant usage) * Monthly Billing Fee $15 * $169 Community Fee that includes Landscaping, Snow Removal, Xfinity High Speed Internet & Cable TV, Exterior Pest Control, and Parking. Residents are required to maintain a $100K Tenant Liability Insurance (PDLW) for accidental damage arising from fire smoke explosion, water discharge or sewer backup caused by negligent acts or omissions. Personal renter's insurance is recommended but not required. Tenants will be charged $14.50 per month if they do not have the PDLW with their renter's insurance. Before moving in, tenants must pay a Refund Eligible Cash Security Deposit as advertised ($500 OAC) or have the option for a DEPOSIT-FREE Bond instead of a Cash Security Deposit Bond. There is also a one-time Lease Initiation Administration Fee of $150. All applicants over the age of 18 must fill out a separate application and there is a limit of 3 unrelated individuals and 2-3 vehicles depending on the unit.
