Studio has it's own dedicated entry door (tenant can re-key for security if desired, if they provide a spare key to Landlord (to be enclosed in a tenant-signed envelope for security, in case a LEO-escorted unsealing of the envelope is required for a welfare check).

Average Typical WiFi 6 speeds on the primary pipe, tested from my phone in the studio itself: 352.3 Mbps Download/209.1 Mbps Upload, depending on location in the Studio, and device/Firmware/phone/NIC. Backup seems to AVG (w/Wired pipe):

Outdoor and driveway areas are monitored by always-recording cameras for safety; tenant's studio remains private.

Parking guidelines prioritize landlord's household; tenant spots marked accordingly.
No illegal activity permitted per Texas state law.
Tenant to not use closest parking spots to the entryway, to allow landlord's family occupant(s) of the landlord's dwelling closest access, due to the longer walk to the entryway of the landlord's dwelling.

Optional: Wired Internet an option, if the tenant pays a contractor to run the Landlord-provided CAT6, which will be Landlord-terminated (jacks punched down/mounted to the wall).
Smoking outside-only, as central air-return is shared with the landlord's occupied residence.
Rental insurance is required, and paid by renter, completely separate from all contracts/lease with Landlord.
