    Large duplex in Victorian House. Screened in porch, hardwood floors, high ceilings, lots of space, lots of windows for sunlight and off-street parking with great neighbors. It has a large kitchen with a pantry and large rooms It is listed as a two-bedroom in the property records like a lot of these old Victorians but the larger bedroom is actually a walk-through bedroom between the den and the kitchen. So this property does not work well for pure roommate situations. The rent is $1265 a month and the landlord pays for the water-sewer bill and the trash pickup. All-electric appliances so tenant only has one bill. While the property records lists it as a 2BR, this unit works best for a single person or couple because one BR is a walk-thru between the den and the kitchen and bathroom. This unit currently doesn't have a washer-dryer hook as the other units do but I can install it if you want. The unit is near the Beltline, the bicycle and walking path that is tying Atlanta Neighborhoods together from Piedmont Park to Grant Park to Washington Park and a very short walk to the Oakland MARTA rail station. Good access to I-75/85, Hartsfield-Jackson International Airport, the growing and vibrant bar and restaurant district In West End off of the Beltline on White Street and Perkerson Park, one of Atlanta's gems with passive features, splash court and championship caliber disc golf course. There is a $45 application fee per adult which covers the background check. While I do look at the credit report that is usually not the defining factor. The most important criteria for lease approval is rental history and proof of income that will allow the renter to easily make his rental obligations and utilities.
