We are looking to lease a recently renovated two bedroom one bathroom apartment. It occupies the entire basement, has a separate private entrance and plenty of parking. The apartment passed city inspection and has large egress windows which allow quite a bit of light into the bedrooms. Most of the basement has been recently remodeled. A kitchenette area provides the essentials for cooking but is on the smaller side. The apartment is currently furnished but furniture can be removed as desired by renter.
The flooring is luxury vinyl planks, except at the entrance where we have tile. No old dusty carpets anywhere. Each room has a sizeable closets, the hallway has storage and there is extra storage space under the stairs. Washer and dryer is in the unit. Hot tub is available outside. The house is within easy access to I-15 and 215 so for example driving to University of Utah and Weber State University is fairly fast and convenient. Lagoon, Maverick center and many other attractions are close. Walking distance to many Bountiful schools, including Boulton elementary, South Davis Junior High, and the new Bountiful elementary. Walking distance or trivial driving distance to shopping, gyms, etc.
Utilities (including Wi-Fi internet) are included but no extreme usage (e.g. no crypto mining type energy consumption). We have a level 2 charger installed and it is available but we will charge a fee for its use (to cover electricity costs associated with EV charging). The house is located in a quiet safe neighborhood so no loud parties or other disturbances are allowed. No pets. No smoking. Owners occupy upper floor and are looking for both a good tenant and a good neighbor. Duration of lease is negotiable. One month deposit.
We ask that potential tenants get pre-screened. We are listing this ad on KSL, Zillow, Trulia, Rentler and possibly some of their affiliated renting websites and all of them have pre-screening available (we found that on KSL you need to use a desktop browser to see the pre-screening button). It used to be that every landlord had their own rental application and their own application fee but this is simpler, cheaper and we are happy to just use this option. If you already got pre-screened on any of these platforms then please just apply there. If you have done pre-screening on some other platform, please let us know and we might just list (and accept pre-screening) on that platform too.
We prefer month-to-month leasing but rent term is negotiable. Landlord covers natural gas, electricity, water, sewer, trash removal. Extra fee if tenant needs EV charging (level 2 available).
