Tenant Qualifications and Items to be submitted for Board of Directors' Approval 1. Minimum annual income of $56,000 for a one-bedroom unit. 2. Minimum annual income of $68,500 for a two-bedroom unit. 3. 1040 tax returns along with your W 2's or 1099's for the past two years and must be documented income. Unemployment is not considered documented income. 4. Two consecutive current paystubs. 5. Co-signers are NOT acceptable for Tenancy. 6. Employment verification. Must be completed and signed by employer. All income verification must be notarized/corporate seal on corporate letterhead. Letter must include position, hourly rate, annual rate and length of employment with company. 7. If any of the employment requirements are not met the potential tenant can be placed on a waiting list until all requirements have been satisfied and approved by the Board. 8. Notarized affidavit of occupancy. 9. Credit check and criminal background check for all applicants/co-applicants/residents 18 years and older. Credit must be 675+. 10. If you are not a US Citizen, submit your alien registration card or documents issued by U.S. Citizenship and Immigration Service (USCIA) for proof of your legal immigration status. Applicants must bring all original documents at time of interview. 11. Non-Resident Student requires a notarized entry document from school, along with original visa. 12. Non-Resident and Out of State Resident must submit a notarized letter on company letterhead and a Promise of Employment to include Salary and Benefits for the upcoming year. In addition, two previous paystubs from prior employer. 13. Upon approval from the Board of Directors you must schedule an appointment with the Property Manager to pick up your welcome package and attend orientation. 14. Rent Assignment signed by Shareholder, Applicant, Property Manager. II. Mandatory Requirements 1. A minimum lease term of one year. 2. One and a half months rent as security plus first month's rent. 1 3. Mandatory Annual Association Fee of $325.00 4. Security deposit, first months, and Association Fee must be paid in certified funds. 5. $200.00 non-refundable application fee, payable to "432 Owners, Inc." 6. $200.00 move-in deposit payable to "432 Owners, Inc." After thirty days, if no damage from the move-in is assessed, the deposit will be returned to the tenant. 7. Realtor Fee. 8. Gate Vehicle tags $20.00 (Effective April 1, 2023). 9. Renters Insurance, Drivers License, Vehicle registration and car insurance. III. General Information 1. Rent includes heat, hot water, and cooking gas. 2. Each unit is assigned one parking space. a. First and second space - $25.00 b. Third Space - $35.00 c. Commercial Vehicles - $100.00 3. No dogs allowed. 4. Maximum tenants: a. 1 bedroom 2 adults and 1 child b. 2 bedroom 2 adults and 2 children 5. Move in/out must be scheduled Monday Saturday between the hours of 9 AM 6 PM. Move in/out is not permitted on Sunday or Holidays. Violators will receive a fine of $250.00. 6. Visitors are not allowed to stay longer than thirty days. Visitors must register with the office and limited to 30 days. 7. One-bedroom units are equipped with one air-conditioning unit in the living room only. Two-bedroom units are equipped with two air conditioning units, one in the living room and one in the bedroom. Additional units are the responsibility of the tenant/owner. All additional air conditioning units must adhere to the policy listed in the Arbor Hills House Rules. 8. There are six laundry facilities located throughout the property that are open between the hours of 8 AM - 10 PM. 1 year lease.
