Tenant Qualifications and Items to be submitted for Board of Directors' Approval 1. Minimum annual income of $56,000 for a one-bedroom unit. 2. Minimum annual income of $68,500 for a two-bedroom unit. 3. 1040 tax returns along with your W 2's or 1099's for the past two years and must be documented income. Unemployment is not considered documented income. 4. Two consecutive current paystubs. 5. Co-signers are NOT acceptable for Tenancy. 6. Employment verification. Must be completed and signed by employer. All income verification must be notarized/corporate seal on corporate letterhead. Letter must include position, hourly rate, annual rate and length of employment with company. 7. If any of the employment requirements are not met the potential tenant can be placed on a waiting list until all requirements have been satisfied and approved by the Board. 8. Notarized affidavit of occupancy. 9. Credit check and criminal background check for all applicants/co-applicants/residents 18 years and older. Credit must be 675+. 10. Two-bedroom units are equipped with two air conditioning units, one in the living room and one in the bedroom. Additional units are the responsibility of the tenant/owner. All additional air conditioning units must adhere to the policy listed in the Arbor Hills House Rules. 8.
