Utilities:
All shared utility costs (excluding Internet and gas) shall be allocated on a 50/50 basis between Unit A and Unit B. This equal division is based on the assumption that the total number of occupants is evenly distributed between both units. Pet fees:
Pets Allowed. The Tenant shall be allowed to have up to 2 pets, on the Property consisting of Dogs and/or Cats not weighing more than 30 pounds, unless otherwise agreed upon. The Landlord shall administer an additional deposit of $500 per pet on the Property (negotiable).
Guest policy:
Any Guest(s) of the Tenant(s) shall not be allowed to stay beyond seven (7) consecutive days without the prior written consent of the Landlord. A Guest who remains on the Property for more than seven (7) days will be considered an additional Tenant, and a monthly fee of $950.00 (plus utilities) will be added to the rent.

This is a 12 month Lease.
Renter's insurance:
Tenants shall be responsible for obtaining and maintaining a valid renter insurance for each person.
