Flexible lease terms available, 30 day minimum. 1. General Overview The Ruby is a privately owned, fully furnished townhouse available for extended stays of 30 days or more. By submitting an inquiry, signing a rental agreement, or occupying the property, you acknowledge that you have read and agree to these Terms & Conditions. 2. Minimum Stay and Availability Minimum rental term is 30 consecutive nights. Extensions may be available subject to approval and updated rates. Availability is confirmed in writing and not guaranteed until a signed agreement and deposit are received. 3. Payment & Deposits Payment is due upon booking confirmation. Full payment for the rental term is required prior to move-in unless otherwise agreed in writing. Acceptable payment methods include bank transfer, certified check, or secure online payment as specified in your invoice. 4. Cancellation Policy Cancellations made more than 30 days prior to the start date will receive a full refund of the deposit. Cancellations within 30 days of the start date may forfeit part or all of the booking payment, at the owner's discretion. No refunds are provided for early departures unless otherwise agreed to by owner. 5. Use of Property The property is for residential use only by the registered guests on the rental agreement. Parties, large gatherings, or commercial activities are not permitted without written consent. Smoking and vaping are strictly prohibited inside the property. 6. Pets Pets may be allowed with prior approval and an additional refundable pet deposit. Guests are responsible for any damage or additional cleaning required due to pets or pets using the property at guest's discretion. 7. Maintenance & Care Guests agree to maintain the property in clean condition and promptly report any damages or maintenance issues. The owner reserves the right to access the property for necessary maintenance with reasonable notice. 8. Utilities & Services Standard utilities (water, electricity, gas, internet) are included in the rental rate. Any excessive utility usage or optional add-on services may incur additional charges. 9. Liability The owner is not responsible for accidents, injuries, or loss of personal belongings during the stay. Guests assume all responsibility for the safety of themselves, their guests, and any pets on the property. 10. Governing Law These Terms & Conditions are governed by the laws of the State of Utah. Any disputes arising from the rental or occupancy of The Ruby shall be resolved in Salt Lake County, Utah. 11. Acceptance By confirming a booking or occupying The Ruby, you acknowledge that you have read, understood, and agreed to these Terms & Conditions.
