    Location, Location, Location. This home is 95% new construction completed last month. There will be an hour long episode on A&E's Zombie House featuring this build. Located off a quiet street just south of downtown Orlando in the very sought after Lake Davis neighborhood. It features 9" Shaw Floorte PRO 7 floors, level 5 drywall finishing throughout, Mi Low E 6' tall double pane casement windows with sheer and blackout curtains (not pictured), a two zone ceiling cassette mounted mini split AC system that can be set independently of each other, 4" Alexa controlled RGB recessed lights, Infinity quartzite natural stone countertop surfaces, 42" all wood soft closure shaker cabinets, calcutta marble backsplash, a convection oven and induction stovetop with a real vented hood, slim microwave, full size fridge with ice and water dispenser, a quiet dishwasher and disposal, farmhouse sink, an all stainless steel thermostatic shower head and wand, security system, Alexa controlled fans in both the living room and bedroom, a quiet one piece stacked washer and dryer, and a covered front and rear porch. Smart entry locks both front and rear. There is one tenant parking space in the back courtyard, and we are planning on adding an attached carport with a 50 amp car charger plug. There is also a community 8' picnic table, grill and pizza oven in the back (not pictured). This unit also comes with a secure 3'x8' storage room off the side of the rear unit. These units aren't just pretty on the outside. The roof deck was suspended and EVERYTHING above and below was replaced! The roof has a peel and stick sealed roof deck with 30 year architectural shingles and a gable mounted temp and humidity monitored active cooling fan. All the wall framing, Adventech subfloor, rim beam, and most of the floor and ceiling joists are new. All the wood framing was sprayed with Bora-Care which termite proofed the entire structure. Fire and waterproof Rockwool R15 mineral wool was used in all the walls, fiberglass insulation in the floor and ceiling, and double the required by code hurricane ties were used. The wall separating the two units is a 4 hr fire rated wall, double required by code. We achieved this by using one layer of fire rated drywall and a layer of 1.25 lbs per sq ft mass loaded vinyl on each side with Rockwool in between the studs. This also does wonders to sound isolate the units from each other. The crawlspace is encapsulated with 2" of foam along the entire footer perimeter, two layers of visqueen and a crawlspace rated dehumidifier. The dividing wall separating this unit from the neighbor is not only a 4 hour rated firewall, double what is required by code, it is also lined with 1.25 lbs per sq ft mass loaded vinyl on both sides for added soundproofing. Every single electrical wire is new and the service line is now underground. All the plumbing is new PVC, PEX and even the sewer line was replaced. ZIP sheathing was used throughout with all the seams AND nail holes sealed. The Hardie plank was installed with a rain screen to provide a thermal break and additional insulation. Plus, a bug screen was used top and bottom. Please view the Matterport VR scan to see the property at the dried in phase with the new framing, plumbing and electrical done. When Hurricane Ian flooded much of downtown Orlando, this unit experienced no flooding or damage as it is one of the highest properties in the neighborhood. Now, we took drainage to another level with French drains that divert water from every gutter downspout all the way to the street, stainless gutter covers and a 5" stainless drain channel that spans the entire width of the courtyard. You'll see lush landscaping, large oak trees, brick streets, beautiful city parks and lakes all around you. Lake Davis is 2 blocks away. Delaney Park and Lake Eola are each located 0.7 miles away in opposite directions. The stunning Dr. Phillips Performing Art Center ,the Amway Center, and OMC are less than 1.5 miles away. Tenants must pass a background and rental history check, and a minimum credit score of 680 is required. First month's rent and a security deposit of one month rent is required to move in. There is a $100 application fee. Dogs and cats are welcome with an additional pet deposit and fees. Price includes lawn care and pest control. The unit is priced unfurnished.
