Occupancy Standard A maximum of two persons per bedroom is allowed.
Age Lease holder(s) must be 18 years or older, unless head of household, Military under the age of 18 years, or a minor that has been emancipated. All occupants 18 years or older are required to complete an application, even if living with parent or guardian.
Income Wages, assets, or subsidy assistance are accepted as evidence of ability to pay rent. Gross monthly income of all lease holder(s) must equal 3 times the monthly rental amount. If household income does not meet at least 3x the monthly rent amount, a guarantor or additional security deposit may be needed. Applicants should include 2 pay stubs and/or bank statements from the past 90 days with their application. All income must be verifiable. Income does not include allowance from parents (unless grantors on lease), scholarships or study subsidies.
Employment Applicant must be 1) with current employer for at least six months, 2) have current job and at least six months employment with previous employer; 3) Receiving retirement benefits, or any other verifiable and consistent income.
Self-Employment Must provide the previous year's personal income tax return and the previous two months personal bank statements as evidence of sufficient income. Persons whose jobs are commission only or base salary plus commission, tips, or bonuses are considered self-employed.
Rental History Rental history at the current and previous residence must include satisfactory rental payment history, any debt owed to a previous lessor must be paid in full, no eviction history, sufficient move-out notice and all lease terms fulfilled. A significant adverse rental history may disqualify an applicant or require additional payment security, such as a cosigner or additional applicant deposit.
Credit TransUnion's ResidentScore, Zillow/Experian or National Tenant Network are used to evaluate the applicant's credit history and ability to pay rent when due. Approval with a 600 or equivalent score or higher. A guarantor or additional security deposit may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk.
Criminal, Sex Offense, and Terrorist Database Check - A criminal background check is needed of all occupants over 18. We do not rent to any person involving violent crimes, prostitution, domestic violence and/or involving the possession of weapons or illegal substances are all grounds for denial of an application. An applicant may submit mitigating evidence of good conduct and rehabilitation that has occurred since any conviction or recent criminal activity.
Renter's Insurance We require $100,000 of renters' liability insurance on the property. You will be required to submit proof of such coverage at the time of move in and upon renewal of their policy.
NO PETS OR OTHER ANIMALS - If you are seeking a reasonable accommodation waiver for an Assistance Animal, Service Animal, or Emotional Support Animal, you will be required to provide documentation from a physician, psychiatrist, social worker, or other mental health professional that the animal provides support that alleviates at least one of your disability symptoms or effects of the existing disability. You should obtain a signed letter from your doctor or other medical professional, or other qualified third party who, in their professional capacity, has knowledge about your disability and your need for reasonable accommodation.
