There are homeowners' association restrictions on the size of dogs. They can weigh up to 25 pounds, when grown. There is an additional rental charge per pet, per month of $75 each. Also, the carpet must be professionally cleaned when you leave and sprayed for fleas. An additional $350 deposit will be required and will be refunded when the work is completed and proof of payment for the pest control services are provided. Notwithstanding the above, it is assumed that with proper medical and animal information, the homeowners' association will waive the weight limit for a service dog.
Smoking in the unit is permitted, but at an additional rental charge of $75 per person, per month is required. Otherwise, it is strictly a non-smoking unit, including guests. This includes all forms of smoking.
Singles, couples, roommates, students and smaller nuclear families welcome. Generally, no more than two unrelated individuals allowed at the quoted rental price.
References and verifiable sources of income, resources or other assets to pay rent are required prior to signing the lease.
Will consider less than the minimum FICO Scores with higher income or multiple working tenants with good jobs, or other equivalent resources or assets.
Also, a co-signer, like a parent, who would otherwise qualify will be considered.
All tenants must be approved by the homeowners' association who will run a criminal background check.
