    We will no longer be accepting applications. Our property is a duplex located in a quiet and calm neighborhood. Big front yard property with 3 bedroom 1 bathroom with spacious living room, dining room and full kitchen. Freshly painted unit with stainless steel appliances. Dryer and washer located in shared basement. Short 4 minute drive to the Metra Train Station. 10 minute drive to Aurora University. AND less then 15 minutes to both Fox Valley Mall and the Chicago Premium Outlet Malls!! Lehnertz Ave also puts on a wonderful Christmas display every year that the house is a part of. We, unfortunately, will not be accepting Section 8. We will be requiring a background check and credit check that has a non-refundable fee associated of $40 Required by City of Aurora. Taking into consideration verifiable income, previous rental history, etc. Please note this is a duplex, the unit up for rent is the first floor unit. The upstairs unit is occupied. Each unit has its own separate entrance. Owner pays for a portion of the water bill and garbage collection. Tenant responsible for all other utilities and will reimburse owner for 30% of the water bill once the owner pays the bill. The water bill is billed bi-monthly. Generally the water bill (in total) is around $200 bi-monthly but has reached $500 in the past due to tenant usage. There is a detached garage, tenants are allowed to use one side of the garage. There is also street parking. There are two washers and two dryers in the basement (basement is shared) one washer and dryer is allocated to each unit. No smoking. Pets: cats and small dogs (under 40 lbs) are allowed deposit of $150 per pet, limit of two. Unit 1 (downstairs tenant) will have access to the front yard (house is a corner lot). But the backyard is reserved for Unit 2 tenant (upstairs tenant). Owner pays for a lawn mowing service during the summer. Neighborhood is great! Very quiet. Banana Split is right around the corner. Lovely area to walk around. Close to the highway I-88 and Chicago Outlet Mall.
