Rent & Security Deposit:

Security deposit equal to one month's rent due at signing.
Utilities:
Additional flat fee of $395 per month, covering electric, water, sewer, and trash.
Electric capped at $200 per month. Tenant is responsible for any overage.
Internet available at actual cost, to be arranged through the landlord.
Occupancy Limit:
Maximum of 5 occupants.
All adult occupants must be screened and included on the lease.
Unauthorized occupants are prohibited and considered a breach of lease.
Renter's Insurance:
Tenant is required to maintain renter's insurance with a minimum of $300,000 liability coverage.
Landlord must be listed as Additional Interested Party (for notification of lapse or cancellation).
Proof of insurance is required prior to move-in and annually thereafter.
Failure to maintain coverage is considered a breach of lease.
Smoking:
Smoking of any kind (including tobacco, marijuana, vaping, or e-cigarettes) is strictly prohibited inside the unit and anywhere on the premises.
Violations are considered a breach of lease and may result in fines and/or termination.
Pets:
No pets are allowed without prior written approval, a signed pet agreement, and payment of applicable pet fees and pet rent.
Up to two small dogs may be considered with approval.
Cats may be considered on a case-by-case basis.
Pet rent is $50 per month, per approved pet.
Unauthorized pets are considered a breach of lease.
Maintenance:
Owner is responsible for major repairs.
Tenant is responsible for routine upkeep, including cleaning, trash disposal, and prompt reporting of maintenance issues.
Cold Weather Precautions:
Tenant is responsible for protecting the property during freezing weather, including:
Maintaining indoor heat at no less than 55 F (13 C).
Allowing faucets to drip in freezing temperatures if advised by landlord or conditions warrant.
Leaving cabinet doors open under sinks on exterior walls during extreme cold.
Tenant will be held responsible for any damage resulting from failure to take reasonable precautions.
Damage & Liability:
Tenant is responsible for any damage caused by themselves, their guests, or pets.
Repair costs will be billed and are due upon receipt.
Quiet Enjoyment:
Tenant agrees to maintain reasonable noise levels and comply with all HOA and community rules.
Violations or nuisance complaints may be considered a breach of lease.
Parking:
One covered parking space is included.
Guest parking available on a first-come, first-served basis.
Late Rent:
Rent is due on the 1st of each month.
A $100 late fee applies after the 5th, plus $25 per day until paid in full.
Early Termination:
Early termination is not permitted except by mutual written agreement.

Subletting:
