Private renter, no section 8. *Tenants are responsible for utilities (electricity, heat, water and sewer, trash removal), snow removal, landscaping and lawncare. *One Year lease at $1400 per month. *1st Months' rent and security deposit of $1400, equaling $2800 is due at the time the lease is signed. *Rent is due on or by the 5th of each month unless otherwise agreed upon date. 10% late fee is applied to any late or partially paid rent payments. *Smoking is strictly prohibited. *No pets or animals will be permitted without prior written consent of the Landlord or Agent. *Tenant is required to carry Renters Insurance. *It is the tenant's responsibility to keep the premises tidy, safe and clean. *Tenant is responsible for repairing any damage caused by the tenant at the tenant's expense. *Tenant agrees not to make any alterations or paint or cover walls or surfaces of the rental premises with any material whatsoever without prior consent of the landlord or agent. *Tenant is required to notify the Landlord when there is a change of occupant or a new occupant. All names are required on the agreement. *Tenants are NOT permitted to sub-lease the property. *Landlord, its agents and contractors, will have the right of reasonable access to the property during normal business hours to perform any inspections and its obligations of maintenance and repair of the property. Landlord will provide at least 24 hours' notice for any access.
