Assigned parking on an off street driveway for two cars It's in a great central location just a few miles and a straight shot from downtown along 2nd street or Paseo Del Norte the other direction 1 block off the new 2nd street walking and bike path 1 block off the Acequia for hiking 2 blocks from 4th street with a park, banking, restaurants, stores etc.. within walking distance. Requirements: 1 year lease You must make 3 times the rent to apply No evictions, no exceptions Minimum credit score of 650 We pull credit & do a background check Employment must be verified and pay stubs provided Previous landlords will be contacted and their reference is required to qualify. References from family not accepted No Smoking Deposit equal to 1 months rent Maximum occupancy of 2 no exceptions Tenant is required to maintain renters insurance-this is super cheap and can easily be added to your car insurance policy-it covers your belongings. Tenant pays all bills Water & trash are split equally between the two homes with each having their own bins Electric is sub-metered and you pay for your use Gas has its own meter and must be set up in your name Tenant is required to water and maintain the plants, shrubs, trees and flower beds as well as seasonal yard maintenance. Pets may be approved at the landlords discretion but limited in quantity and breed due to insurance requirements. The yard is not fully fenced. We also require proof of current vaccination and spay or neuter to approve any animal. Liability insurance for dogs required Pet deposit is in addition to normal deposit.
