Term of Lease This Lease Agreement for a fixed term of one (1) year from lease sign date or agreed move-in date. 2. Rent and Included Utilities A. Rent: The total monthly rent for the Leased Premises is payable in advance on or before the first (1st) day of each month. B. Included Utilities: The monthly rent as defined in this Lease Agreement is inclusive of the following utilities, which shall be furnished and paid for by the Landlord: Heat Hot Water Cooking Gas Electricity C. Tenant's Responsibility: Tenant shall be solely responsible for arranging and paying for all other utilities and services desired by the Tenant, including but not limited to telephone, cable television, and internet services. D. Conditions of Use: Tenant's consumption of Landlord-provided utilities shall be for normal and reasonable residential purposes only. Tenant agrees not to waste utilities or use the utilities in a manner that is excessive or extraordinary. This includes, but is not limited to, the use of high-draw electrical equipment not typical for residential use (e.g., commercial-grade servers, cryptocurrency mining rigs) or habits deemed wasteful by the Landlord (e.g., leaving windows open while air conditioning or heat is running). Landlord reserves the right to charge Tenant for any usage deemed excessive in Landlord's reasonable discretion. E. Service Interruption: Landlord shall not be liable for any interruption, failure, or surge in the supply of any utilities to the Leased Premises unless said failure is a direct result of the Landlord's gross negligence. 3. Assignment and Subletting A. Prohibition: The Tenant shall not assign this Lease, sublet all or any portion of the Leased Premises, or permit any other person to occupy the Leased Premises without the prior written consent of the Landlord, which the Landlord may withhold in its sole and absolute discretion. B. "Guest" Defined: Any "guest" or visitor of the Tenant who stays overnight in the Leased Premises for more than [e.g., ten (10) consecutive days] or [e.g., fifteen (15) days] in any six (6) month period shall be considered an unauthorized occupant, which is a violation of this clause. C. No Short-Term Rentals: The Tenant is strictly prohibited from listing or advertising the Leased Premises on any short-term rental or "home-sharing" platform, such as Airbnb, VRBO, or any similar service. D. Consequences of Violation: Any attempt to assign, sublet, or grant a license to use the Leased Premises, in whole or in part, without the Landlord's prior written consent shall be void and shall constitute a material breach of this Lease Agreement, giving the Landlord grounds for immediate termination of the tenancy and eviction. 4. Pet Policy A. Permission: Tenant is permitted to keep one (1) pet, and only one pet, on the Leased Premises, subject to the Landlord's prior written approval and compliance with all terms of this policy. B. Allowed Pet: The permitted pet shall be limited to one of the following: One (1) indoor cat; OR One (1) small dog, not to exceed forty (40) pounds in weight at full maturity. C. Prohibitions: No pet of any kind that is designated as a dangerous breed (or mixed with such a breed) by local ordinance or Landlord's insurance policy, or any pet with a known history of vicious, dangerous, or aggressive behavior, is permitted. D. Tenant's Responsibilities: The Tenant agrees to the following conditions for their pet: Damage: Tenant is fully and solely responsible for any and all damage to the Leased Premises, property, common areas, or personal property of others caused by the pet. Nuisance: The pet shall not be permitted to cause any unreasonable noise (e.G., chronic barking), odor, or disturbance to other residents. Waste: Tenant must immediately clean up and properly dispose of all pet waste from any part of the property, including all common areas. Supervision: The pet must be leashed and under the Tenant's direct control at all times when in common areas or on the property grounds. The pet may not be left unattended outside the Leased Premises. Health: Tenant must ensure the pet is properly licensed, vaccinated, and cared for in accordance with all local ordinances. E. Revocation of Permission: Landlord reserves the right to revoke this permission at any time if the Tenant violates any part of this pet policy, or if the pet becomes a nuisance, a threat, or causes damage to the property or other residents.
