Pet rent is $40/pet/month with a security deposit increase of $400/pet. Maximum of 3 pets/unit. ALL tenants must register with our pet screening partner, regardless of whether you have an animal. Our pet screening partner charges an annual fee of ~$30 for pets (there is no fee for assistance animals or if you have no animals). If your monthly income is 2-3 times the rent, the security deposit will be increased. -- If you receive rental assistance as part of your income, such as Section 8, your personal income should be 3 times your portion of the monthly rent; if your personal income is 2-3 times the rent after assistance, the security deposit will be increased. -- Your income must be from at least 12 months of verifiable and legal sources, and can come from pay stubs, self-employment tax documents, award letters, social security, pension, etc. However, a statement from your bank does not constitute income. -- You should have 12 months of verifiable, contractual, positive rental history; see full screening criteria on our website for more details. -- Applications are processed in the order in which they are received. -- We only process one application at a time, so that prospective tenants are not competing with each other, just the clock. -- No smoking, vaping or marijuana. -- 360 Virtual Tour and photos are generic; actual unit may have some variation.
