Roommate applicants may use combined income to meet the 3 to 1 qualification requirements. 5. Employment: Six months current employment with verification and stability and/or employment history must have a good pattern if new job. 6. Applicants must have an established rental history. No NSF checks or late fees to a prior or current landlord. a. Exceptions may be made for both first-time renters or for those moving from home ownership to a rental situation. b. In some cases a co-signer may be required. 7. If applicants are applying as roommates, denying one applicant will result in all applicants being denied.
