Any damages or unpaid rent will be deducted from it. 4. Utilities Tenants are responsible for electricity, gas, water, and trash services. 5. House Rules No pets allowed No smoking inside the house Subleasing is not allowed 6. Modifications Tenants are not allowed to make any structural changes, such as adding or removing walls or making renovations. 7. Move-Out Condition The house must be returned in the same condition as it was received. Any damage will be deducted from the security deposit. 8. Lease Termination Tenants must give 2 months' written notice before moving out and follow the condition outlined in point 7. 9. Non-Payment Consequences If rent is not paid, the tenant will receive a 3-day notice to pay or vacate. If rent is not paid within that time, the landlord may begin eviction, and the deposit will not be refunded.
