- We offer a 12-month lease only. If you break the lease, the security deposit will automatically become non-refundable.

- Yard maintenance is the responsibility of the tenants. Sub-leasing is not authorized.
- Tenants are responsible for rent, water, electricity, gas, and all other utilities. An electric range is included as an option.
- Tenants are responsible for pest and rodent control upon move-in; these services do not come with the home.
- Tenants must obtain renter's insurance to cover personal items (electronics, furnishings, clothing, accessories, etc.).
- The landlord is responsible for termite control and other structural pest damages.
- The landlord is responsible for property taxes and homeowner's insurance.
- The landlord will keep tenants informed of any policy changes and rent adjustments.
**Application Process
- A government ID is required.
- All pay stubs (Earnings Statement, W-2, or 1099) are required. We do NOT accept CashApp, PayPal, or similar forms of payment for consideration.
- Current and past landlord contact information is required, by exception only.
We DO NOT hold or reserve the home without the security deposit. The home remains available to all until that point.
**Additional Information
- Section 8 accepted: The lease term is a minimum of 12 months. Pets are allowed by exception, with a non-refundable pet fee of $550.
- We do not provide appliances; we suggest that you bring your own.
- We accept tenants in good standing with Section 8 and are willing to work with them.
- We also offer a $50 cash referral bonus for any referrals that become tenants.
