It's less than 25 miles from Battle Creek and Coldwater. It's on a quiet street, surrounded by very nice neighbors. Two of the 3 bedrooms have walk-in closets and attached bathrooms with showers. The 3rd bedroom/office is across the hall from a full bathroom. There's a fully furnished kitchen with a counter TV, modern appliances, an adjacent pantry with a front-load washer/dryer, dining room, computer/desk nook, and large living room with a piano & wood-burning stove. Full-size TV in living room with book shelves and cabinets, that looks out onto the lake. There is outdoor parking for 2-3 cars, or tenant can rent garage parking across the street ($20/car). The house is currently listed for sale and tenant(s) must be willing to tidy the place up, given 48hrs notice by a realtor who would bring a client through. There is a quiet tenant in the other half of the house. Both apartments have separate entries. The next door neighbor (friendly gentleman) manages the apartments. -This apartment is one-half of a 4400sf lakefront house. It becomes available mid-January. The home is currently listed for sale and must be made available for showings with 48hr notice. For showings the apartment would need to look nice, with beds made and the kitchen and bathrooms tidied up. If that's a hardship for you, please don't apply. -LEASE DURATION: Because the house is for sale, the lease is estimated to be for 2-4mos, and will likely be written as a minimum of 2mos with monthly extensions if available. The Zillow form only offers 1 or 6 month options, so I've checked 6mos, but it may only be 2-4mos. -The rent is $2750 for 2 adults, to include all utilities, wifi, cableTV, & streaming. $2900 for 2 adults + child; $3000 for 3rd adult. 3 is the maximum allowed. -The care and cleanliness of the apartment is critical. References from previous rentals requested. -PETS: We have white carpets and have had bad experiences with renting to pets. For me to allow ONE pet, the applicant would have to be an exceptional candidate, willing to pay a an additional $300 Pet deposit, and very convincing that your ONE pet would NOT have any negative impact to the house or grounds. -Absolutely no smoking or vaping of any kind. Any smoking should be done at least 25ft from the home. -Shovels are provided, but tenants must do their own snow removal. (Next door neighbor, John, sometimes will assist with his snow blower if politely asked.) -NONE of your possessions are covered under my insurance. I recommend tenants obtain renters insurance. -This property sits on a small, good-fishing lake, in a quiet neighborhood with wonderful neighbors.
