Large back yard is shared with upstairs tenants. Contained fire pit with chairs. (No fires are allowed by the state of Montana during high-fire-danger season in late summer). A fenced chicken coop is present, but may be removed if no one wishes to keep chickens. Fenced garden area is currently fallow and covered in straw but will be ready for planting in spring 2026. Lawn watering and care of both front and back yards in summer are tenants' responsibility. Lawn mower has been recently serviced, and portable sprinklers and garden hoses are on site but currently must be turned on/off at the spigot.
Snow removal from front sidewalk in winter is tenants' responsibility.
One off-street parking is available off the alley by the carriage house. Additional parking is on street or in the alley behind the fence. Parking on the street does not usually present any difficulty, particularly because there are no houses across the street, only the park.
Pets are possible (depending on breed and size) for additional monthly fee of $50 / pet / month for each small dog or cat; $75 / month for larger dogs, Trash is paid by landlord. . Utilities at budget-billing rate are shared 50/50 with upstairs tenants and are due on the 15th of each month.
No tobacco use anywhere on property by tenants or visitors.
12 blocks from UM, 4 blocks from the hip strip, 4 blocks from the river, around the corner from the Orange Street Food Farm, and close to downtown. There is a bus stop at the end of the block (a straight shot to UM) , and bus service is free.
Prospective tenants are advised that this is an historic house; homes were not built to current building codes in 1875. It is on 6th street and close to Orange Street. There is traffic noise, but the sound-dampening curtains reduce it somewhat. Inside, one can sometimes hear some footsteps but no voices are heard thru the walls or from above. Nevertheless, it is a wonderful house with tons of character and history.
Rent is $1800, due at the first of each month for a 12 month lease. Shorter terms are available but for an increased rate / month (or week, or day). Rent is due the first month plus $3000 security / cleaning / damage deposit are required to move in.

Utilities (due on 15th) are shared with upstairs tenants at 50/50 rate. Landlord uses budget billing for power, and this is the amount that the tenants share. It will vary depending based on tenants' energy and water consumption, and utility company charges, and recalculated regularly, when the power company recalculates the amount due. Water bills x 12 mo are averaged - tenants are charged 1/12 of the yearly sum per month. Water bills will vary depending on need for watering of lawns and gardens in the summer. Water averages $40-50 / month for the entire house.
Budget amount for utilities (including water and power) are currently $330 for the whole house, so $165 / month per unit.
Virtual copies of utility bills can be made available to tenants at their request. Landlord will send virtual copies to tenants periodically and whenever the rate changes.
Energy use: Storm windows are available. Light blocking curtains in bedroom and living room keep rooms cool during the day. Gas fireplace has a programmable thermostat.There is no central air conditioning; tenant may use a window unit if desired, although opening the house up at 5 am in summer, and using fans to vent the home keeps it quite comfortable. Both power and water rates have recently increased and are expected to increase again in the near future.
Tenant will pay own internet access.
Prospective tenants are advised that this is an historic house; simultaneous use of consumptive appliances (microwave + hairdryer + toaster) may blow a breaker. While this is not dangerous, it can be annoying. The electrical service was recently upgraded, making this a rare occurrence. If tenant has dogs, they will be expected to clean up after them on a twice-weekly basis. Multiple piles of feces in the back yard will not be acceptable. Similarly, any cat boxes must be maintained daily to curtail odor.
Snow removal on the sidewalk in front of the house must be accomplished by 9 am per city ordinance. Many people walk to the grocery store, and some are elderly; use of ice-melt will sometimes be required on sidewalk and walkways to doors, for safety's sake. Mail boxes will soon be moved to the fence line for the convenience of the postal carriers.
