Available January 1st. Overall sq footage is aprox 1200 Bedroom 1 - 12' x 14' Bedroom 2 - 12' x 11.5' Living Room/Dining Room - 12' x 24' Owner pays for water and garbage. Renter is responsible for gas and electric. Sorry - no smokers or vapers allowed - even if outdoors. Rent includes basic cleaning service once every other month - bathrooms, kitchen and floors (not intended for daily jobs like dishes, bedrooms, laundry, etc). This is non-negotiable. Renter is still expected to keep their space clean. Should renter show signs of hoarding, they will be given a warning then 3 months notice to move out. Pet allowed by permission. Pet must be well behaved, house trained and regularly groomed. Pet should be on leash when outside, as the yard is not gated and their waste must be picked up immediately. Renter will have access and use to private single space garage and single parking space in driveway. Patio space is already furnished, and renter can use existing space, required they keep it clean/tidy and be mindful of neighbors and noise. This is a family neighborhood and as a courtesy to others, renters should be quiet around 10:30 pm Sun-Th and by about 11:30 pm Fri/Sat. The renter has a shared responsibility with the landlord to set-out/retrieve garbage bins and clear away snow and ice. Deposit due at signing, and rent due at time of occupancy. Deposit will be returned within 30 days after departure less any amount needed for damage to property. The term of lease is on-going (month to month) beginning on 1st of month and ending when and if the tenant wants to leave (within the terms noted below) or when the owner asks the tenant to leave (also noted below in the terms). A. The rental agreement will expire with a written notice to the owner, received at least 60 days prior to the intended departure. No partial month rental for mid month departures; rent paid in full for the entire calendar month. And/Or B. The rental agreement will expire, and the tenant will leave if the owner requests the tenant to leave. In this instance the owner agrees to give the tenant 90 days advance notice to vacate the premises. And/Or C. The rental agreement will expire, and the tenant must leave immediately, if the tenant is acting unlawfully (steals, does any illegal drugs, etc.), damaging property or is believed to be dangerous or physically harmful to others. And/Or D. The rental agreement will expire and the tenant must leave immediately, if the tenant does not pay rent due by the 5th of the month owed.
