The home includes a dedicated game room equipped with a pool table and PlayStation offering the perfect space to unwind after a day at the parks. It features a two-story layout for added privacy and space two spacious living areas with comfortable seating and smart TVs and smart TVs in all bedrooms so everyone can stream their favorite shows. The fully stocked kitchen with modern appliances cookware and ample prep space and large dining area is perfect for family meals or group gatherings. High-speed Wi-Fi and central air conditioning ensure comfort throughout your stay. The private screened-in pool and patio are ideal for lounging or outdoor dining and a washer and dryer are available for guest use. The driveway offers parking for multiple vehicles. Optional services available for an extra fee include pool heating recommended in colder months BBQ grill rental perfect for outdoor cookouts and theme park ticket sales to all major attractions. Nestled in a quiet gated community surrounded by lush natural landscapes and conservation areas Aviana Resort in Davenport offers a serene and family-friendly escape just 2025 minutes from Walt Disney World. Located just off US-17/92 and near I-4 Aviana is conveniently close to Disney golf courses dining shopping and Central Florida's top destinations while offering a peaceful retreat away from the crowds. Quiet hours are between 10:00 PM and 7:00 AM. Check-in time is 4:00 PM and check-out is before 10:00 AM. An early arrival can only be arranged for an additional fee if the home does not have another guest's departure scheduled. Guests arriving before 4 PM without approval may be charged $75.00 per hour. A late check-out can only be arranged for an additional fee if the home does not have another guest's arrival scheduled. Guests must abide by all HOA association rules including parking rules and no events policy. All properties are strictly non-smoking non-vaping and non-e-cigarette in or near the property. Failure to comply with this will result in the removal of the guest from the property without recompense or refund and the loss of the security deposit or a charge to the guest's credit card if no security deposit is in place to cover the deep clean costs. The minimum fine for smoking is $500.00. Pets are not permitted at any time. If it is discovered that a pet has been in the home there is an automatic charge of $450.00 to cover the cost of professionally cleaning all carpets and upholstery. There is an additional charge should a pest control company's services be required. You will also be asked to leave the home forfeiting your stay and any payments or deposits made.
