Landlord includes electricity, gas, and trash service in the monthly rent for normal residential use inside the Dwelling Unit by Tenant and authorized occupants only. This utility inclusion does not cover excessive, wasteful, hazardous, unlawful, or non-residential use. 2) No EV Charging / No High-Load Charging. EV charging is strictly prohibited anywhere on the Premises, including but not limited to charging of electric vehicles, plug-in hybrids, e-bikes, e-scooters, power stations, or large battery systems, whether by standard outlet, extension cord, or any charging device, unless Landlord provides written authorization in advance specifying the permitted method and terms. 3) Prohibited Water/Utility Uses. Tenant shall not use utilities for any of the following, whether by Tenant, occupants, guests, or invitees: a) Washing vehicles on-site (cars, motorcycles, RVs, trailers, etc.). b) Filling pools, hot tubs, large containers, or similar high-volume water use without written approval. c) Operating commercial/business activities, equipment, tools, servers/mining rigs, or other high-consumption devices. d) Any use that creates a nuisance, safety hazard, overloads electrical circuits, or risks damage (including use of extension cords in an unsafe manner). 4) Excessive Consumption; Reimbursement. If Landlord reasonably determines that utility usage is excessive or outside normal residential use, Tenant shall, upon written notice and documentation (e.g., utility bills, submeters, or other reasonable evidence), reimburse Landlord for the excess cost within the time stated in the notice (not less than the period required by applicable law). Repeated or ongoing excessive usage constitutes a material lease violation. 5) Monitoring and Access. Tenant acknowledges Landlord may review utility bills and/or use lawful monitoring methods (e.g., meter readings or submeters) for the limited purpose of identifying unusual or excessive consumption. Nothing herein authorizes unlawful entry; any entry will follow the lease and applicable law. 6) Damages; Indemnity. Tenant is responsible for all damage, repairs, or remediation resulting from prohibited use or misuse of utilities or fixtures (including electrical overloads, leaks, clogs, mold caused by misuse, or equipment damage). Tenant agrees to indemnify and hold Landlord harmless from losses, claims, fines, or damages arising from Tenant's prohibited or negligent use, to the extent permitted by law. 7) Washer/Dryer Provided; Proper Use. Washer and dryer are provided as a convenience. Tenant must operate them properly and keep lint traps clean. Tenant is liable for damage caused by misuse, overloading, improper venting/lint neglect, or unauthorized modifications. 8) Enforcement; No Waiver. Landlord's failure to enforce any provision at any time does not waive the right to enforce it later. Remedies are cumulative as allowed by law. 9) Severability. If any part of this Addendum is found unenforceable, the remaining provisions remain in full force.
