Rent Payment Tenant agrees to pay monthly rent in the amount of $2,000, due on the 10th day of each month. A 5-day grace period is provided. If rent is not received by the 15th, a late fee of $75 every 5 days will be applied starting from the 16th until payment is made in full. 2. For any repair exceeding $250, the landlord will be responsible for covering the cost unless the damage was caused by the tenant's negligence, in which case the tenant may still be held accountable. 5. Renter's Insurance Tenant is required to maintain renter's insurance throughout the lease term. Proof of insurance must be provided to the landlord within 10 days of the lease start date and updated if the policy changes or renews. 6.
