Security Deposit: A security deposit of 2500 is required, refundable upon lease termination, subject to property condition. Pet Policy: One pet allowed with a non-refundable pet deposit of $500. Under 40Lb dog. Utilities: Tenant is responsible for there portion of Electricity, water and trash. Maintenance and Repairs: Tenant is responsible for maintaining the back yard space. Any common space is the landlords responsibility. Smoking Policy: No smoking allowed anywhere on the premises. Alterations: Tenants must obtain written permission from the landlord before making any alterations or improvements to the property. Right of Entry: Landlord reserves the right to enter the premises for inspections, repairs, or showings with 24 hours notice. Termination: Either party may terminate the lease with 30 days written notice prior to the end of the lease term. 60 day written notice in the month of December and January. Governing Law: This lease agreement shall be governed by the laws of the State of California.
